Existing envelopes that leak, corrode, or no longer meet safety and energy standards — diagnosed, designed, and rebuilt with the building occupied.

A large share of the western United States’ commercial stock is approaching an age where the original curtain wall is a liability. Verticea diagnoses water, air, thermal, and structural failures; designs targeted repair or full recladding; and sequences work so tenants can remain.

We begin with investigation — openings, laboratory testing of sealants and coatings, structural assessment of anchors and slabs — then set a strategy that is honest about cost, disruption, and residual risk. Over-cladding, strip-and-replace, and hybrid approaches are all in the toolkit. Safety, including falling-glass and combustible-cladding reviews, is non-negotiable.
